Roof Replacement vs. Roof Repair: Which Makes Sense for Your Home?
The repair-versus-replacement question is really a question about the roof's remaining life. A repair makes sense when a roof has life left and one detail has failed. Replacement makes sense when the roof as a system has reached the end of its life, even if only one leak has appeared so far.

When repair is the right call
Repair is right for a localised leak, a handful of damaged shingles, one failed flashing, or wind-lifted tabs on an otherwise sound roof. The test is whether the rest of the field is sound: if an inspection finds the underlayment, flashing and deck in reasonable condition elsewhere, a targeted repair is the proportionate response.
When replacement is the honest answer
Replacement is the honest answer when leaks return after repairs, when granule loss and curling are widespread, when the underlayment under tile has failed, or when deck damage is found across the field. Replacing only the visibly failed section of a systemically failed roof tends to produce a new leak next to the old repair.
The question to ask
Ask what the inspection found across the whole roof, not only at the leak. A scope that describes the field, the underlayment, the flashing and the deck — and separates urgent work from work that can be planned — is a scope you can decide on. A scope that describes only the leak is not yet a decision.
